The price really isn't as good as you would think. Even if you pay the full price off the phone it's still locked to the carrier.
Bell won't sell the phone to you without getting a plan (even if you pay in full). So you need to pay for a sim card ($15), sign up fee (35$) and at least one month's plan (30$+). Then if you don't want to void their warranty, have it unlocked by them for $50. Then you're still stuck with a phone full of Bell bloatware (and trust me, they have a Bell of a lot of bloatware - I'd say the worst of all canadian carriers) taking up memory that you can't uninstall without rooting the phone (and voiding the warranty).
They also have expensive plans compaired to the few other carriers here in Canada. So staying with Bell means you'll just be paying extra anyways.
It's easier for me to just buy the UK version and ship it in. This way, not only do I get a phone with 0 Bell bloatware (worth every penny in and of itself),I will also get an extra year of warranty this way.

Yes that is a fair price so nobody can blaime sony for overpricing the z5 becourse the phone is worth buying and the xz5 is a excellent device her you get value for moneey in europe the phone is moore expencsive
